Downtown Dubai is the original Emaar mega-plan — built around Burj Khalifa (completed 2010) and Dubai Mall (opened 2008). The community spans high-rise apartments, branded residences (Address, Vida, Armani), the Opera District, and Boulevard towers. New supply still comes from Emaar and select partner developers, but the dominant story now is secondary-market depth: branded inventory turns over continuously and price discovery is liquid. It is the most globally recognisable Dubai address and where most cross-border first-time buyers start.
