Al Marjan Island is a series of four reclaimed islands off Ras Al Khaimah, master-planned in the late 2000s but accelerating dramatically since the Wynn Al Marjan Island integrated resort was confirmed in 2022 with a UAE federal gaming licence. Wynn opens 2027. Multiple developers (Aldar, Marriott-branded operators, regional players) are now launching residential and hospitality-led projects on and around the islands. The investment thesis is integrated-resort proximity at a Northern Emirates price point, and the entire market is repricing as Wynn's opening date approaches.
