Hudayriyat Island sits off the western edge of Abu Dhabi, connected by causeway to the mainland. Master-developed by Modon Properties (Mubadala-linked), the island is being rolled out in distinct precincts including Bay Villas, Bashayer Gardens, and the Golf Estates community. It's a sovereign-backed long-horizon project — the master plan emphasises wellness, sports, marina, and golf-led lifestyle rather than dense vertical development. Phase activity is still early, which makes pricing comparables thin and the cycle position one of the more interesting reads in the Gulf.
