Title deed (Oqood, for off-plan)

The DLD-issued ownership certificate. Oqood is the pre-handover interim title for off-plan; the full title deed issues at handover.

The title deed is the DLD-issued certificate proving ownership of a Dubai property. It lists the owner's name, the property's plot and unit numbers, the registered area in square feet/metres, and the tenure (freehold or leasehold).

For off-plan purchases, the buyer initially receives an 'Oqood' — an interim title deed registered at DLD that records the buyer's pre-handover claim and forms the basis for assignment / resale before handover. The full title deed issues at handover, replacing the Oqood.

The title deed (or Oqood) is the document required for: secondary-market resale, mortgage origination, Golden Visa eligibility verification, Ejari rental registration, and proof of ownership for any UAE administrative process. It should always be in the owner's possession (or with their bank if mortgaged).
