The UAE Golden Visa is a long-term residence permit, valid for ten years and renewable. Several pathways exist; for real-estate investors, the property pathway requires a single qualifying property purchase at or above AED 2,000,000 (post-2022 threshold revision).
Eligibility specifics: the property must be fully paid (no remaining mortgage above 50% of value), or paid off through a UAE-licensed bank mortgage that meets the same threshold. Multiple properties cannot be combined to meet the threshold under the original rules, though policy interpretation has flexed across emirates over time — verify current ICA / GDRFA-D guidance before structuring.
Golden Visa holders can sponsor spouse, children, and parents; do not need a UAE employer; and do not lose status if they spend extended periods outside the UAE (unlike standard residence visas). This makes property-anchored Golden Visa a common structuring goal for cross-border investors from India, China, Russia, UK, and other key source markets.
